@Landen Amann, you're referring to a 1031 exchange. 

Good point - At least in FL, since I am licensed I can pay to the other agent's broker legally.We pay the same regardless if it is an RE agent or not, i.e. we pay that same rate to friends, family, current clients, vendors, etc.

Good luck chasing them down to try to collect as it's just not worth it:(

I have mixed feelings about it, so we'll see where that goes.Fortunately over the last 6 months we have been able to pay off a decent portion of the debt, so things are starting to look up. 

Purchase price: $720,000 Cash invested: $60,000 Househack/BRRRRR.Taking advantage of low 5% down Owner occupied conventional loan, then fixing up the units 1 or 2 at a time, raising the rents, and then refinancing to lower the monthly payment and increase cashflow. 1 full gut unit and others were more cosmetic turnovers.
