Zachary, when you say "always made sure to pay down to zero balance after every deal," you mean you made are your analysis of your deal/flip could comfortably pay off the HELOC balance if unforeseen costs or issues popped up while going through the flip right?

Typically the trust serves little purpose for liability protection but is more so to get your affairs in order, assets where you want them to go, plan for the unforeseen event, avoid probate at death, etc. 

There are always unforeseen things that come up in construction that the contractor is going to come back to you and not only mention, but asked to be compensated for.

There may be unforeseen events in the future that could trigger change but those are hard to predict.

He said he could keep the demo/rehab between $30-$35K barring any unforeseen craziness.

The road is full of ups and downs and countless unforeseen challenges, including building trust with your referrers (which takes considerable time and energy that you will not get paid for), and all of the other behind the scenes of building a business; websites, social medias, accounting, marketing, etc etc etc. 

That said, the housing shortage will continue into the unforeseen future. 

I guess there is a general consensus that if you're going to make any sort of appreciation play you must have cash in reserves to cover any sort of unforeseen expense which makes sense.

By September, none of the work was done but the GC claimed it was due to unforeseen issues once we did some demo and opened up walls.
