While a conveyance via WD may provide the possibility of the Grantee suing the Grantor for a breach of the warranties and thereby triggering the insurers obligation to defend the Grantor or pay the covered loss, it is not the same as the Grantee being insured under the existing policy.

She is the only real estate investor there,  but you have to take into consideration that she is fully aware of the low success rate of their program and that she is there to keep the engine going for their educational business, which is the real nature of their business, making money on the program.

About the basement: It's partially finished (drywalls and ceiling only) with no bathroom or kitchen.Since it's a considerably smaller house, I am not sure if this would add significant value to the house if we sell it say 5 years down the line.
