Do a full on purchase at a discounted value based on your retained equity.

The only way I give a discount is if the renter is there for 2 months or less to complete the work in the property.

@Alexis Galligan I would figure out the best way to get the biggest discount on the materials from Lowe’s and Home Depot.

ALL my properties have been INCREDIBLE Returns.BTW, don't believe anyone who tells you if you haven't sold you don't get the rewards.All the Rents for all the properties have been increasing tremendously over years.

Deals there may not cash flow initially but appreciation must pay off tremendously.

I know that parts of the country you lose your homestead discount, change rate for non-owner occupied, or just nothing (like my market). 

Since Booking.com now has an option to discount rates depending on how many guests stay...I realized that's what happened with my first guest (that left my door wide open after checking out)!
