I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly so you get to know the players in each of them a bit better.

The HELOC works like a credit card that is using your property as collateral (although the interest is not calculated like a credit card as it will accrue daily).

I receive messages almost daily from Hard money lenders looking to finance my deals but once I tell them that we could be in the deal 18+ months they quickly back out, You aren't always aware what strategy you will be exiting with and most banks/lenders would see this as too much a risk.
