MikeI would be surprised to find a lake house on a legal septic system, most likely the house has a holding tank that needs to be pumped every few weeks depending on usage.

I bought a house that needed the electrical panel replaced, had an HVAC system I knew was at the end of it's useful life, needed a new roof, and had a variety of other smaller issues. 

My best advice is to work with a realtor who is also an investor and can easily plug you in with their system and network of GCs, PMs, lenders, etc.

Although there is the caveat that unrepresented persons in contracts leads to lawsuits at about a 10x factor versus when both parties are represented.
