I found that my cap was $100k....but there wasn't much difference in properties that were $65k-$80k and the properties that were $90k-$100k so I looked for places in the lower end of my span landed on one for $75k.

But in my 40 some years I never have and that spans lending building developing flipping sub too foreclosure sales you name it.Can't say it would never happen but the facts are in civil litigation if you do get sued these are 99% of the time settled in mediation and or arbitration...

It was only after experiencing a few tackles and getting pummeled that I realized that I am actually gonna have to run with the ball myself if I want to put some points on the board.As a final thought as a way to evaluate property managers, I would really be interested to see profit and loss statements from actual properties that show consistent profits over at least a 3 year time span.
