Is it worth it to get a metal roof for the longer life span?

They all seem to run about 10% for the cost but the span of what is included in the price is wide.

I found that my cap was $100k....but there wasn't much difference in properties that were $65k-$80k and the properties that were $90k-$100k so I looked for places in the lower end of my span landed on one for $75k.  

In the span of a few short weeks I decided on Memphis, TN.

On his moved out day not only he left behind his boat and firewood (he has since moved those), he filled all three carts with trash.I opened up my yard waste yard and I see a fishing rod, regular trash bags, broken glasses, corroded car battery, spic and span and other junk.

Also in that time span only a 8% jump in household income while median property value has declined by about 7%. 

I'm struggling with whether or not to put up a privacy fence just spanning the back of the lot to block off his yard.

Every property has its own life span, so I am concerned with having lots of issues with old homes even with renovations...

But in my 40 some years I never have and that spans lending building developing flipping sub too foreclosure sales you name it.Can't say it would never happen but the facts are in civil litigation if you do get sued these are 99% of the time settled in mediation and or arbitration...

It was only after experiencing a few tackles and getting pummeled that I realized that I am actually gonna have to run with the ball myself if I want to put some points on the board.As a final thought as a way to evaluate property managers, I would really be interested to see profit and loss statements from actual properties that show consistent profits over at least a 3 year time span.
