Actually everything is smoothed back over with the tenant an @Nathan G. as you mentioned in another post prior to deeming uninhabitable someone at the city should decide that the water leaking in is in the garage and it is not excessive maybe things are not translating well over posting on the forum. 

We are transitioning all rents to an ePayment system (eRent.)

I'm curious if I would take a census of who better transitioned into real estate investing what the results would be.

I've been out for almost a year and I went through the rough transition phase now and now I want to prosper.

The transition for most long term or 1031 investors is to hold till depreciation value is gone and then rather than sell they 1031 into cash flow and look elsewhere for depreciation. 

You need to make a connection with each household and communicate clearly what they can expect during the transition to new ownership.

As I begin looking to retire from active duty in the next couple years and transition to the civilian sector, I see real estate playing a big role in my family's future.

All in all im new to real estate I been studying for the past 3 years collectively and this is my first possibly deal, i just want things done smooth and correctly to familarize myself with the process for future comfortability and reassurance.

In that case, I’d want to transition section 8 out and get a better tenant base in there.
