In my experience, underwriting single family home rentals in California typically results in sub-4% unleveraged returns, which is awful given the alternatives. 

We've heard this question a decent amount recently, and I'm assuming that it's Nationwide due to the stats below: 2024 is the most apartment units completed in a single year since 1987.We're definitely no longer in the days of throwing up 3 blurry photos, pushing rents, and having 5-10 applications within a 3 day period (COVID era). 

Any good Single Family Real estate conferences happening in November or December 2024?   

My unsolicited advice: do a different side hustle, start making real money at it, and buy an actual single-family home as an investment. 

In the end, the value of a single working STR is the place itself and not the rest IMHO.
