Try to get tenant B to sign the lease before he gets the keys from tenant A, and try to do another quick inspection before tenant B officially moves in, which becomes the move in condition report. 

I had a brokerage drop me , because I didn't pay for nar, which is ridiculous, I signed up for My state MLS but now my license is inactive because I am dropped by the brokerage, how would one take care of this issue?

(I have only done one deal like this) its illegal to pre sign quit claim deeds. if someone chanllenged U that would not stand UPSo the buyer can’t sign a notarized quit claim deed as part of our agreement?

The prior seller would have to cooperate, sign borrower authorization forms to allow you to show that the underlying note is not in default and or has paid on time for 12 + months. 

We did buy one and were able to get a deed in lieu signed.
