You can buy SF 3/2 homes in a semi-desirable part on Albuquerque (ABQ) for about $100,000.

So the quality of the tenant is far superior to the 10 or so Semi Ghetto houses I have left.but anyway that's my experience and what I have learned over the years.Selling my rental portfolio was just like selling a big boat.. your happy when you buy your big boat you poor money into it then your extatic when you sell it.

Work on building a network of people who are succeeding in real estate & do whatever it takes to be in their presence on a semi-regular basis.

I believe I'll get a better long term value purchasing that way.My game plan was to try and find loans from a semi local lender that does portfolio lending.

Especially in Florida, I picture there being a lot of these independent or semi-retired handymen around.
