Work on cleaning up your debt and improving your finances and grab another SMF or MF.However get with a lender too you need to make sure you have the DTI to take on new loans, if not either increase your income or build up cash for DSCR routes.Finally the last comment about rules and regulations screams hobby land lord, and if so do not start scaling unless you are ready to start learning how to handle it professionally otherwise you will have scaled a future headache.

NO need for HML and they are an up and running company very well capitalized and won't hit you up for up front money.Now Do hard money in Utah claims to do 100% but they charge 2500 up front just to get in the Q with no guarantee of funding but I have heard they will fund ...so their is some risk there.Try these two outfits before you start talking to private folks that may just waste a ton of your time..I would Try Gorilla first off.. and see what they can do with you.. and if you have a SCREAMING deal then it might be OK to risk the 2500....Or put a business plan together and find a TRUE money partner..
