And decided to work with a top property manager to scour what areas to go after, and had very good legal representation in those markets to guide me over contracts, title, etc.

I am currently taking an online course to get my Real Estate license, reading everything I can, listening to BP podcast, and scouring the BP website.

I've spent a bit of time scouring zillow and craigslist for rentals in the area to get an idea.

The broker gets the deal-flow volume from their investor client (as well as great references to other investor friends of their client) and the investor gets highly profitable investment properties without having to scour hundreds of properties themselves and deal with the typical residential agent.

Charlie, responses like that are EXACTLY why I scour the forum of BiggerPockets. 

To be honest, when I first came on to BP I was scouring the internet to get a sense of the market in southern California, having just relocated from a city where we'd lived for most of our lives.

I have scoured BP and have not been able to find any other case remotely near this example.

Might as well spend 12 months scouring  Biggerpockets for free (or become a pro and get all the extra bells and whistles).

WOULDA SHOULDA COULDAIn 2011 I believe, while I was scouring Lake Merritt and West Oakland for a big 4plex to buy, and couldn't get into contract on anything w/ an FHA loan, I came across an off-market 4plex close to Lake Merritt that hadn't been occupied in years, and was stripped down to the studs inside.
