I personally have found in my experience I was buying properties for a couple hundred dollars a month of cash flow and lo and behold the appreciation completely dwarfed the cash flow to where the cash flow was almost irrelevant.Play the long game.

Just make sure you are ask a lot of questions and if you LO or broker doesnt explain everything clearly or is hard to get ahold of, Id shop around as customer service is a key aspect in this world.Hope that helps and provide followup so we can best help you.

If one lender has better rates/costs than another who you'd prefer to work with (better communication / customer service), send them the other LE and they'll most likely try to match it to keep you on board.At the end of the day, if you're unsure on which is the better offer, an LO will be able to tell you right away with an LE.
