The walls all had cigarette smell soaked in, plus drink splatters, so I had to repaint the entire house.

The other challenge is the entitled tenant-- they asked for extra things (Can you repaint the hallway walls, can you fix the front porch, blinds) and point out that they pay so much in rent, meanwhile they leave a mess with their trash in the backyard.

We did a partial repaint to tone it down, but the remaining green is very appreciated in a sea of white walled units.

We just did a walkthrough and the house is filthy which is aggravating but it gets worse... they painted one room without ever telling us and they used the full gallon we left to repaint the room back poorly.

That might be a case for using their security deposit to repaint.

As in repainting and pretty much being proactive on the home to prevent future repairs( cleaning drains, ac drain pipes, ac filters, gutters, etc)

Quick repaint - I roll my walls with the same color paint and don't have to cut anything in at all.

We replaced a lot of rotting wood on the outside, redid the fence, repainted the entire outside and inside of the house, demo'd and redid the bathroom, and landscaped.

If the homes are in A-areas then you probably have to repaint them after each tenant anyways.
