Maybe just refinish the basement & make it a bonus room for a little extra rent & when you have the money to add the egress windows then come back and turn it into a couple extra bedrooms. 

Used cabinets aren't going to be as cheap as you think, especially if you end up refinishing or repainting them.

Light reno, paint, light fixtures, refinished the HW flooring.

Simply made it another bedroom, gutted kitchen, bathrooms, replumbed (poly-bute pipes suck), refinished pool surface, LVP on all flooring and repainted.

I have my broker's license in CO but it is inactive and I'm going to keep it that way for the time being until I start to get some deals going, having access to the MLS would be an incredible tool though as well as being able to use showing time to schedule my own showings.There is actually a property I was checking out yesterday, the listed price is far too high for a flip based off of my rehab estimate but my estimate also seems quite high at 86K for a 1007sqft ranch w/ 3bed/1bath.Would pretty much be a gut job, all windows replaced, carpet removed and hardwood refinished, full kitchen/BR remodel (kitchen is 10x10, BR is 10x8), driveway and entry sidewalk repair, possible foundation issue, new patio or deck, and then landscape cleanup.Roof is in pretty good condition, there is water damage in the BR around the tub.

Then when you get the basement refinished, then you will have a positive cash flow of $545 per month.

I've fixed all the issues, tore up the peel and stick and refinished all the hardwoods. repainted, refinished cabinets, working on the deck now and eventually painting the exterior. it's WORK. but it's worth it and keeps me busy, lol. it's a home and a project.

The front porch was an eye sore and we completely remodeled that, then refinished all the floors, painted all the walls, updated all the outlets, updated all the light fixtures.
