Are there no actual owners on BP? 

Too many small business owners get caught up wanting to look the part and spend money on things that do nothing for creating profit.

So you as an owner, would you be willing to ask for less to have your property rented quicker and "lose" the extra $1200 or so per year or would you rather lose that $1200 per month because your property is sitting vacant.In regards to demand, Cleveland is one of the top Sec8 markets out there. 

I can give you dozens of examples of owners who believed they could care for their property better than a stranger.

I'm dealing with a 70-year-old owner who has spent decades spending every bit of her monthly cashflow.

Second since I am a property owner myself and also own a PM company I try to look at it from different angles.If the tenant wants things fixed it many times means that they plan to stay in the property and since they are picky they tend to take care of the home more.

Has the city issued the owner a citation that the unit needs to be decommissioned?

Pest control varies in each state,, but I would call other owners to see what they are doing.

Also, we are one of the few (owners) who pick up the phone, especially after hours and weekends.Google search and ads are our main pull.

As far as financing, I have considered  1) an FHA loan with a cosigner, and 2) going off market and approaching many owners about potentially seller financing.Any and all feedback, advice, and info on potential pitfalls would be appreciated!
