I dont see how the risk would be reduced on second mortgage unless you are planning to hold the property in some type of llc.

Hi Everyone, I own and self manage 2 of my own properties here in Western NC.

I, and the investors that I work with find the advantages with new construction investment properties are so great it is sometimes hard to compete. 

Since we will be investing remotely, we plan to work with a property management company to oversee day-to-day operations.Does this sound like a solid strategy for a first investment property?

Why not just get accurate pricing since its a property you already own? 

We are separating them back into 2 properties.

It doesn't appear that there was anything wrong with the property.

For example, I mention that every adult must pay a $XX application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

And for Self-Storage you will definitely beat Inflation, and your building and property will sell for more than it originally cost.Forgot one:Inflation-  Got to love inflation.
