You set the scene that it is criminal (and not civil) and that a crime has been committed and that you expect criminal charges to be filed.   

With technology being so prevalent, is it impossible to find and close on a deal completely online while only using a friend to view the property (for due diligence purposes) in the area where the deal is located?

Is there no way this clean up is the responsibility of the insurance carried by the person, or the immediate family, or even the person who is the primary lease holder (if not the person committing the suicide).It is insane to me that this is your financial responsibility.
