It has cash flow of only about $200-$300.00 a month right now, however May-October I expect cash flow mo. to be about $900.00-$1200 mo. this is just based on AirDNA which we know is not very accurate.Again, im looking for any scenarios that you all could come up with for me that I could present to my builder/friend, that would be equitable for both of us if we entereed a partnership or JV.Thak you in advance!

What I was referring to were things like copies of operating agreements, verification of identity, copies of other documents we've already presented to our escrow company that establish how to take title, and so on.

Hello Shawn,Congratulations on going under contract.I do not quite understand your question, but if you are asking how to increase cash flow:1) Find out how much tenant is paying in rent.2) Run a rental market comps and find out what is market rent.3) If there is a difference between 1 & 2, then present that to the current tenant and offer them slightly below market rent if you would like to keep them rather then having your property sit on market for 30-45 days to get it rented.
