Most of my life was spent living in apartments, this extended well into my adulthood.Cool breezes and the sounds of nature have a way of helping you get comfortable and even fall asleep, but living on the first floor I always felt just a wee bit too uncomfortable to leave my windows or patio door open & unattended—perhaps growing up in the hood and my line of work wouldn’t let me.

For what it is worth, our property is recently updated and has good amenities (washer/dryer, fridge, new dishwasher, oven/stove, big fenced in backyard, patio, fire pit, and a driveway that can fit 4-5 cars).

In recent conversations with the owner, he told me that there were small updates made recently (new windows, backyard patio) and that he primarily owns the property for use of a large garage in the rear and not cash flow.

Thanks @Jonathan Klemm for the mention,@Christopher GrannenYou are allowed to pour a parking pad on your own lot, as long as it is accessed from the alley, Additionally, this typically does not require any form of building permit as long as the property is not located in a landmark district, or have any of the excluding elements as listed on the link below:"Exterior WorkNon-combustible sidewalks, patios, walkways, parking surfaces, and driveways that are not located in or on the public way, not more than 30 inches above adjacent grade, and not over any basement or story below."

I do recall though that if a property has a legal listing agreement and buyer comes in at list price and seller terms that the agent has earned their fee.. this could be old school my days of selling real estate 30 to 40 years ago.. but I seem to recall that.. so thats different than what a seller can do with the listing price.. keep in mind with lumber doing what its doing for me who is activily building I have been raising prices almost weekly for some models of homes  One day it was 550k the next day it was 575k  then a week later I raised it to 600k and sold it at 600k.. the agents can look at listing history and they will ask and we just tell them  whats happening in the lumber markets and the supply chains like pipe is going to go up  anything plastic  roofing material is going up etc etc.
