Most folks would do a wonderful job of losing most or all of the principal. 

So leave the sensitive stuff for later (if ever—it’s not customary to provide that stuff in equity transactions and your debt folks are going to want current stuff or to run it themselves).Since you have experience, flaunt it.

I'm looking forward recent experience from any BP folks who have bought into Alex Martinez's Pro Wholesaler course. 

Might be worth chatting with the great folks at Dirtfish if they would be willing to promote your vacation rental or even package it, they have wealthy clients coming from out of town regularly, and the local hotels are very expensive....any vacation rentals close by would probably make excellent options.

Again, folks who understand the time value of money will opt for much better ways to allocate their money. 

But 99% of folks here strictly look at numbers and never realize why numbers fit even in such financial environments.There's moderate demand for rentals, no reason to pause or concern yourself on why it's vacant.

., and it helps our str get a lot of business and a lot of those folks recommend our STRs. 

how much is EM typically.. in some markets its 500 to 1k is standard so I can see folks walking from that.. 

I'm curious about how folks would approach negotiating that piece.
