I would handle a legal matter myself, civil or criminal, in order to keep a laser like focus on what justice requires.And make no mistake it is not my personal view of Justice that I would seek in Court (though I do have a fine sense of justice).

Another thing that I see is for example with custom homes, I don’t think it sounds like this applies to your situation, but if there are nice extras like imported wood floors or beams, an appraiser won’t necessarily notice those things and won’t really consider them in the value of the house so we see values come in low.And yes, it certainly can be a little bit of a crapshoot with the appraiser.

I love those plain bread and butter buyers ( strong financially, laser focused, works with you exclusively, etc.).I don't like off the wall or out of the box stuff because percentage wise those deals and buyers have a very little chance of closing so a broker/agent might work with 10 of those types and only close 1 to 2 of them if they are lucky and those deals will take a lot of time thereby reducing returns.

If it's a simple issue or something where we don't require a formal write-up, it could be $125-200.Then I'll bring in the specialists to get bids.If the problem is solved by putting up beams (bowing walls, typically), I'll bring in my foundation company who specializes in putting up beams and installing drain tile (the bowing issue is generally related to too much ground water pressing against the foundation, and the long term fix is to keep the water out).
