I am looking for (residential) property inspector referrals for the general Detroit area.

Took jobs like photographers, home inspectors, appraisers to get see inside.

I didn't think much of this until the inspector told me that he had seen people turn attics similar to this into additional brs + bath.

Ask your local code inspector if you can use Rockwool, it's a huge time saver if you can.If you're building new walls, expect to have to order your lumber a bit long and scribe each one of them. 

Yet, when your in a different State and trying to sell your home, and you must rely on the contract that you have made with a Realtor you have spoken to on the phone and a home inspector, your choices seem limited.

All you need in a good home inspector and contractor to walk the property with you.

I said I still would like to get an inspector in, but he doesn't want to as he's closer to the person selling and fears that adding complexity to the deal would make the seller back out. 

My inspector did not inspect the other 7 units in the condominium community. 

Again I agreed to proceed.During the inspection a local inspector was present, and a Zillow representative. 

Always check with the local building inspector in each separate municipality.
