My ideal services are:-Experience with creative strategies in tax savings and thorough review of clients investments and look for opportunities to maximize tax benefits -Provides checklist to client to ensure any opportunities for tax savings were not missed-Experience with multifamily syndications, depreciation, cost seg studies, K1s, REPs status-Respond to questions in timely manner (ideally within 24-48 hrs)-Trustworthy and really looks out for the client's best interest -All inclusive package that includes unlimited questions, tax planning, detailed review of previous tax returns, detailed tax projections-Detail analysis of tax situation and opportunities to save on taxes and not just plugging into software -Willingness to educate client on complicated tax terminology and strategies-File tax return minimum 2 weeks before deadline-Provides detailed review of tax return filing with client to address any questions or concernsThese are a few things that come to mind after working with a few CPAs over the last two years.. 

Or is the $10k limit inclusive of all properties (personal+ investment)

Exemption (C), on the other hand, permits the sale of securities to an unlimited number of accredited investors but prohibits the inclusion of any non-accredited investors. 

We're targeting 800 sq ft and a total budget (inclusive of everything) around $600K.

This isn't inclusive but should give you a good start.

I don't deal with property management, so going with @Dave Poeppelmeier is a great option for you if you want a more all-inclusive setup.  

Cancun makes no sense because people who go there go for the all-inclusives hotels and resorts and you'll never be able to compete against them.Finally, many people here and elsewhere have an opinion about investing in Mexico even though they've never invested there, let alone outside of the US.

I’m sure if I asked them to bring their own beddings and to take out the trash, I wouldn’t be getting as great of reviews for being so all-inclusive 

please go into the archives on BP and read about wraps and all inclusive DT's a long with contract for deeds etc etc.

But on the other hand, the Disney brand and experience are so strong that it seems like they would be able to withstand this and make adjustments.Hard to invest in a market with these uncertainties.Disney has always been at the forefront of inclusion, diversity, hope.
