No point in giving up 11% interest and fees. 

Each time you refi bridge loan, dscr, etc you have loan fees adding to your expenses.  

And, pay taxes, realtor fees, etc., so I can lock in a rate that's below inflation?

Your children can inherit the property as well.I think you will owe transfer tax on your QCD and fees for the trust and LLC as expenses to keep in mind.

That's sort of the catch, the larger the building and the more amenities it has, the more rules you will run into. 2-3 story walk-ups in nice neighborhoods could be a good place to start, lower HOA fees too.
