This is my first investment property and I couldn't be happier.  

In the process I may be creating a lot of additional hardship for an already destitute family ( I don't want to say taking food from the children's mouth ).

I figure its better to screw up now with my $50k house than to screw up with a $50M apartment complex.Once I had a couple of deals under my belt, then I sought out professional mentors through our local REIA and word of mouth.  

I am in the midst of dealing with a wholesaler that has left a bad taste in my mouth for the wholesaling business, and am wondering if this is common practice.A little background:  So, I'm trying to sell my house and move to Central Florida for a job opportunity for my husband.

YOu see very few folks advertising to sell west coast properties on BP and the reason is they don't need to.. they can sell them on MLS or word of mouth without using a site like this.  

I currently own a townhouse and have great luck renting it with decent margin but if I didnt have to pay the $220 HOA I would be much happier. 

Jerks.My positions over the last 10 years have either been word of mouth or, oddly enough, Craigslist.  

to use an attorney to close on my long-term multifam flip (usually at 2 yrs owned/lived in) and usually the first words out of lawyers mouth was 'why don't u do a 1031 even exchange?'

I have seen a few in my days.. and as a HML its our job to ferret them out.The worse one I ever ran into was in CA.. this gal was the truly ill ... there was rarely a thing that came out of her mouth that was true..
