Keep in mind that this program is geared towards investors who are really green and would benefit from having their hand held through their first deal.

I'am using the BiggerPockets calculator, an app on my phone and I just googled random calculator to cross check my numbers and I'm getting 3 different calculations.

Make sure you discuss the logistics of taking draws with your lenders ahead of time so they give you the green light.This is in fact something that can be done and investors do.
