When we got home this evening from work and daily activities we smelled this awful odor coming from the kitchen.

My lease states (removed the parts not at all applicable):Deductions:(a) damages to the Property, excluding normal wear and tear, and all reasonable costs associated to repair the Property;(b) costs for which Tenant is responsible to clean, deodorize, exterminate, and maintain the Property;(f) unpaid pet charges;(q) cost to restore walls, flooring, landscaping or any alteration to the Property not approved in writing by Landlord; and(r) damages to the Property caused by smoking, including but not limited to stains, burns, odors, and removal of debris.Here's a photo of one of the door frames, for example.

If there was a fire, there was damage to the Landlord's property (cabinets to be replaced, walls to be painted, smoke odor, Serv-Pro, etc.). 

Due to being the same remodel as last year I've projected this remodel to be 6 weeks.  80% of materials are in my garage just waiting till we remove the cat piss odor from the basement. 

I have, however, had to rip out flooring in two houses because of cat urine odor that couldnt come out.

To update this discussion- I ended up requesting a non-refundable hardwood cleaning fee for my floors (deep cleaning for pet odors) and allowed my tenants to get a puppy.

However, the odor can be glaringly present to non-smokers.

Silly smokers - just because they can't smell the odor of smoke on themselves does not mean you won't notice the odor of smoke. ;)

The refrigerator is more challenging because sometimes the odors are difficult to remove.
