Insurance, weather related events, and labor costs for cleaning have been a big cost this year for  us.

The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic).

My condo sits on the second floor.

The primary area of “concern” is around things like IRS liens and the likes that wouldn’t be wiped clean by the foreclosure.

New kitchens, some new baths, flooring, a new roof and a new sewer.

It's not uncommon, I'm actually helping a client clean up the mess from a very similar, handshake agreement. 

I know of a realtor or two who will informally watch over a client's house and at least one house-cleaner who would clean between stays, but that's about all I have.
