Other people here on BP have had better experiences but they know how to keep their finger on the pulse obviously better than I - it's going to be a slow process for me to figure out how to trust but reaffirm.

During my first year of being a landlord, I feel like everything broke, and I either fixed it or replaced it knew, including a $5,500 hit for a new HVAC, so I'm finally starting to build a decent reserve and haven't received a phone call in months (fingers crossed).
