I see a fair amount of positive feedback on the site, but most of it seems to be several years old, do people still find this to be a good place to look?

You'd be better off just investing in one of the many note funds rather than straight-up gambling for a couple hundred extra bps. 

It's still only 3 bedrooms and 1 bathroom and I am in the hole about 140k and fair market value is about $145K-50K. 

I'm currently househacking a new build out here and have seen a fair amount of growth in the area (new SFHs, Condos, banks, restaurants, etc...) 

There are some ways to ensure you never get questioned and its fairly simple.

They are fairly responsive but like @Ben Gordon said they don’t really hunt down properties for you just manage them.

You've probably heard of big Landlords losing property, but only because they were flagrantly violating Fair Housing, running a slum, or otherwise violating the law in an egregious manner.

I'm fairly new to the real estate world with little experience across multiple areas.
