The issue is due to regulatory requirements, that ORE/REO be exposed to the market in order to obtain the highest price available in the open market.

But at the same time, in my current business, we went at it completely without lawyers or CPAs etc. and made several mistakes right from the start that costs us thousands and exposed us to huge risks.

With water damage, you need to expose and dry as quickly as possible.

Traditional homeowner's and landlord policies will not cover the business activity/liability of STR operation and you are thus exposed.

My suggestion would be to expand your search to non-local CPAs as you will expose yourself to a wider pool of professionals that have the niche knowledge you are seeking.
