I find it annoying and contradictory to require "accredited investors" and then to not give them easy access to the data required to fully vet an offering.Everybody(DST Brokers and sponsors) sends out pretty shallow promotion emails, and you have to really actively chase down the deal memos that have the details.

A HELOC or cash-out refinance would let you access funds for the down payment on a new property without needing to sell or relocate.
