I wonder if tax's shot up because you lost your owner occ exemptions some state non owner occ tax's are 2X 3X higher than if you live in the property.. its one of those gothcas that happens in those states.

I was wondering is paying cash and doing a little rehab on them would be worth the return on rent?

Just wondering where is best to start. 

I'm beginning my subsequent continuing education for my salesperson license, and was wondering what courses you would recommend to look into?

Wondering if there would be an opportunity to do Section 8 housing there if properties are cheap and market rent is high enough.

And wondering if I should be looking at platforms like CloudBeds, ReservationKey, ResNexus, etc. 

Granted, I do have great pictures of the property when its vacant, so I was wondering if I could just use those, clean up, and have the property ready for the new tenant to move in within the same month that the current tenant leaves... all without ever showing it in person before-hand. 

I have often wondered how successful the program is. 

This is one of the things I am wondering about.
