In my nearly 30 years at the “steps” I’ve seen countless one-and-done’rs who show up not knowing what they are doing and buy a property where the outcome would have been the same as if they would have just lit their cashiers checks on fire right in front of the crowd. 

You'll find yourself making countless trips to the store, possible miscommunication on what to purchase, etc.

There have been countless podcasts of folks who've done just that!

I do have to say though that I truly believe that finding a great CPA is invaluable, even for the small things, my families CPA has saved us a lot of money and countless headaches.

@Tyrel McAllister, my son who's a "gamer" missed his opportunity to get into bitcoin early, but knows a fellow gamer who didn't miss, and who cashed (as it turns out, a little early) a few months ago, and has bought 20+ houses around Victoria, Australia, including his own home in arguably the best Melbourne suburb (Toorak).

After listening to many podcasts and reading countless books this past year, I truly appreciate Bigger Pockets for the education and laying the foundation to 1: Believe it’s possible to achieve financial freedom and 2: Providing a huge resource for everyone can use for guidance through this path.My plan for 2018 is to create a foundational LLC in target areas where I’d like to be during retirement years of Las Vegas and Florida.

In that respect then, how come no one has ever mentioned that before in all of the countless webinars/podcasts (Brandon Turner) that partnering along those lines is waking a fine line into a different territory altogether?

Countless young software engineers spent hours upon hours trying to solve someone else's problem without actually having any first hand experience.

There are countless other factors but since it's your neighbor I assume you know the local market.    

After all, how much of your business is thrown out as unsalvageable (only after having spent countless interactions to develop in the first place)?
