I'm going thru a similar situation down here in palm beach county and I have a cottage in the back of my property that I have rented.

The segment of the population that matters are those who'll rent a 1,000 sq ft 3 br, 1 bath cottage in Parma Heights OH, and THAT segment of the population is exploding in Cleveland. 

My family has about 20+ acres of rural agricultural land (15 miles away from the city) On the land there is the main house and two detached single family home (2 bed, 1 bath) cottages (both being occupied by family not paying rent).

Before I dive into this deeper, I wanted to get a honest opinion from fellow investors.A beautiful piece of land (1acre) just popped up on the market for below market value in the cottage country in Northern Ontario.

Sugar Momma might also like Windsor Park which is just north of Woodruff place, or possibly Cottage Homes just east of Mass ave.  

Can you say "new cottage industry."

There's also single family around $100k in North Sac, lots of small 2/1 cottage types, of varying state of repair. 

I do own another small 2/2 cottage that I rent out and it does have a mortgage.
