I think that depending on your brokerage's location that can be something to try.Trying to convert FSBOs to listings is another tried and true method of getting clients/listings, it's not easy but you can have some success with enough effort.

Plans are in the works to convert, remodel, into multi-family and lease out for long term hold.

Horror story #1: we had a tenant that converted the grass area to a mud wrestling pit for girls to wrestle in.  

Converted it from 4 small bedrooms to 3 bedrooms, with master bath, redid all floors, bathrooms and kitchen, all new electric and plumbing.
