You can offer a compromise and offer to pay them to release you from the contract.  

Most states allow you to increase rent as much as you want, but some have limits.I do not recommend compromising on the rate unless the Tenant is perfect (always pays on time, communicates well, and you've verified they care for the home with in-person inspections).

Meaning you are blind to the numbers or you compromise certain things to justify the purchase. 

However, if the full structure has been compromised, you may have to remove the entire chimney.

Maybe you can compromise and invest in both mutual funds and RE.

Instead of working on a 1099 (my original plan), I compromised and worked as a W-2 (which was a safer way for him to go because of some arcane IRS rules).

If they won't offer any then ask to compromise by breaking the contract.

It allows you to get a new number that records voicemails, sending notification to your email or text, allows you to access it anywhere, and uses an app from your phone to call back using that same number so your personal number isn't used or compromised.

Your job as a Buyer is to qualify for the mortgage and make decisions as to what compromises you are willing to make to buy a house (you will have to compromise), do your job & let your loan officer and Agent do theirs.The above is based on my experience as a Buyer, an Agent and an investor.

Mostly, it's a compromise and not always a happy mix.
