I've got good work history, credit scores, and household income.

Short or long term, by the room or by the unit, and Craigslist or Airbnb/VRBO/Homeaway.I think these components will naturally fit together as such (based on being in Honolulu):Short term, by the unit, and Airbnb/VRBO/Homeaway - I believe short term rentals are best rented by the unit (not by the room) and are best marketed on VR-type websites.Long term, by the room (or unit), and Craigslist - long term rentals could be by the unit or room and are best marketed on Craigslist.In Hawaii, Craigslist is pretty comprehensive when it comes to long term rentals. 

If I had $150K cash as a down payment, and a 2 salaried income household, with no kids...I'd pay cash for a modest single family home (no mortgage=freedom). 

@Dinh Gia Phung generally speaking the 3X rent requirement is "household income" so it includes all people over 18 who are contributing and paying rent.

The first step we do is review the local municipal codes regarding a PUD (Planned Urban Development) or Re-zoning a property or Zoning a Sub-division, as well as the Comprehensive Plan. 

I particularly like the U.S. census bureau data because it covers most of the things that I like to look at when evaluating markets, such as population growth, median household income, total market size, etc.The methodology is trickier.

Personally, I believe in having a comprehensive plan where my trust owns the membership interest in my LLC.

Most households have environmental contaminants in use (or in storage) every day.

It requires COMPREHENSIVE knowledge of the construction and rehab process.
