I am a full time research scientist in San Diego and want to do real estate investing as a supplement to my income.  

Hey everyone.I was looking at mobile homes to be a way to easily supplement income for someone starting out by renting them out, and then being less expensive a mortgage would be cheaper and it would cash flow more.

My short term goal is to purchase more properties and create additional cash flow to supplement my real estate business income especially in the lean winter months when commissions slow down.I would be very interested in anyone's advice especially no money down or low money down techniques and owner financing.  

That being said, I've been very interested in real estate for the past couple years and now I'm jumping in with two feet in hope of diversifying out of the stock market, supplementing my income with some cash flow properties and eventually being financially free!

We aim to have the houses supplement the retirement/pension.

My agent also had to supplement this letter with conversations with the seller's agent around how I've done many of these loans and the deal would not fall through due to financing/capital.This is one of those chicken/egg conundrums and it helps to have an agent on your side that is very comfortable with the business model and willing to drill it into the heads of the selling agents that have trouble following it.
