Let's see - $7K in damage done by a tenant in one unit, others had a roof repair, a floor replacement, a new shower/tub liner installation/spackle/paint job, insulation in the basement, 2 dryer repairs, a door replacement, a bathtub/shower refinishing, and a 3 month vacancy....I'm sure there was more, but I've chosen to block it out ;)All properties except 1 were cash flowing, but so much outflow in one year was a disaster.

I agree with you that flipping from an S-corp is the best means and LLC's for holding, but I also agree with Jason that if the tax election is chosen in the LLC, it serves the same/similar purpose.I too use my S-corp for my flips, but I have other reasons for it.Would you be so kind as to explain why your attorney believe an S-corp is better for flipping over an LLC that is TAXED as an S-Corp?

Financial assets would be the easiest target due to their liquidity.This is of course politically [probably] untenable, so printing money is probably the path that would be initially chosen, creating moderate inflation to deal with the problem.

So while the raleigh area might be great, it seems like you're really betting on the appreciation to make a good investment.If you're looking to gamble and want to use the buy low sell high theory, then maybe those are the better units to buy.But if you really want to build some cash flow, try ratcheting down your neighborhood and units and you should be able to really put that money to use.I don't know the area at all but I looked on HUD's website and they've got a decent looking 3/2 1800 sq ft house built in 1996 listed at 117k.

The PR wasn't the only factor - I started getting people with rather spammy sites bidding for links, and got sick of wasting my time rejecting them.There's lots of reasons your PR can drop, but remember, PR is just one value judgement, if your site ranks well for your chosen keywords, gets traffic, and converts well, then you're set :)
