It's not bad to remove with the right tools, get yo urself a Bosch chipping gun, they make a chisel to remove tile, I've done a few jobs where I was able to remove the tile with a sds floor scraper, it removed most if not all the thinset with out jeopardizing the base. workjs great quick and easy

They way they work is PM also chips in their own money as investor also.  

Make sure there is no chipping paint in the unit.

This gives me a savings goal and as I build up cash I can start to chip away at the list.

and will they stay looking nice as long or is the paint gong to peel and chip off in a couple of years?

For instance, the VA will require that chipping paint is repaired, hand rails are installed, windows with broken seals replaced, etc etc. 

I'll put in an offer with a inspection contingency and let you all know how the chips fell.
