One does have outside investors, but the assets they are buying to hold indefinitely are not brought to outside investors (they raise money to buy 5yr holds, sell those and typically reinvest the COMPANY profits into generational holds, while offering new 5yr hold windows to their outside investors).

The MIL will work fine if you plan to live in one of the units indefinitely, but may pose a problem if you move out and want to rent "both units" of the home.Most of the properties on the MLS with existing basement units are either MIL's or completely un-permitted (akanot legal) dwelling units.

The appeal to me of section 8 is that you are guaranteed payments from PHA indefinitely and they are disincentivized to be a bad tenant (if they're evicted theyre kicked off the program permanently).
