Has anyone seen success from online advertising, or do  physical yellow letters increase the perceived legitimacy of one's investing operation to a prospective buyer?

She sent a certified letter, which the tenant signed for. 

Some different ways that have worked for me are writing tailored letters to property owners who's property fit what I'm looking for (ie pitched roof, mostly brick, etc), sending emails and calling for rent ads on Craigslist and seeing if they are interested in selling.

When a loan is transferred to a new lender, even if between two entities owned by the same individual or group, a TILA letter is required to inform the borrower of the change. 

If you run an application and the person does not meet criteria, then you give them written denial letter,, simple, you did not meet rental criteria..

In the meantime we need to come up with a commitment letter in 30 days.

My brother owns a condo in the Fayetteville, NC area and recently got a letter from his tenant's lawyer stating that they have filed bankruptcy and that he could not directly communicate with the tenant until the bankruptcy was complete.  

I am struggling with the balance between sticking to just the letter of the law/lease, and trying to be a nice landlord who will take care of things just because they ask.
