I highly recommend that you attend local REI networking groups and meetups to connect with fellow real estate investors and check out the forums, you can find discussions specific to your goals there and gain valuable insights.

Yes I mean that in the past we occasionally took 2% *didn't like it but let it slide and now that the buyer broker sets minimum percent we are now at 2.5% firm minimum which is an interesting turn of events

Frankly if I were you I would connect with very experienced investors here  , get a  JV and partner with a few deals and get  some money out and a lot of knowledge and also  attend a few meetups etc..
