If you really don't value your agent's ability and think you can do it better, it's likely best that you 1) interview more to find one that you do trust, 2) go through the listing agent, directly, if you're that comfortable with handling your side on your own, or 3) maybe get your license so you can control your side of negotiations with the proper tools needed (MLS access with agent info, showings, contracts, tax records, uploaded listing docs like surveys, disclosures, broker assistance for questions, etc.).

While changes are normal, communication and transparency is needed throughout the process.Since you paid for the appraisal, you could seek a new lender that can give you more clarity and possibly better loan terms.I am in the Fort Worth area as well and I can provide you some reputable local lenders to can assist.

You will not find a lender who will go below $75,000 on an individual asset if your property appraises for anything less than let’s say 96,000, you’re going to have to utilize what is called a blanket loan.
