Only thing you'll need to pay attention to is fully demising the unit with materials that have the proper fire retardancy.

I'm not as plugged into primary rates (vs. investor/DSCR) but there are a lot of HELOC / Closed End Seconds out there that are becoming very popular alternatives (especially if you already have a low rate mortgage) instead of full cash-out refinances and jacking up rate on all the debt

Pay for the materials and hire the labor yourself if needed/possible? 

If not, ask your lender what it would take to move forward with an investment property loan in case that’s the way you’d need to go, then find alternative lodging until one is vacant.

His material online is great but that whole sales call was awful and felt like a waste of time.

Next I would consider alternative uses for the land, and market the sale toward those uses.

That said, this alternative to traditional financing is typically more expensive and requires repayment or refinancing into a traditional loan in as little as five years.
