The only easy money was in purchasing lease payments on RE and heavy equipment (15-18%) due to the credit nature and salvage/residual values being high, but I didn't do so much that I had any collection or lien issues.

Credit score is over 680 , The only monthly debt that I have is $200 in monthly debts ( credit cards ) , based on my 2012 and 2013 taxes my Gross income is $1,375Given this, and getting approved for the highest DTI that FHA allows, plus the calculations regarding Residual Income that a Lender looks at, what amount am I likely to get approved for and what would my monthly house note be ?

If they are from a small town or towns, advertising may be much cheaper than you would imagine for a newspaper or church bulletin, not to mention direct mail.The best part of your idea is the residuals.
