With inflation ripping you at 4% at the least—and we are in extraordinary times right now as I'm sure you realize with the Fed printing continuously and has crossed $27T already, not to mention the unfunded off-book liabilities, deficit, coupon payments to foreign governments on bonds, or the pensions—wouldn't that mean you are generating a negative interest rate on your money?

So unless you have an active strategy that can somehow find value and you're also willing to ignore all the things going on right now that may ultimately lead to a major correction (like several hundred billion dollars in double digit coupon debt from developers in China), I would agree with the title of this thread.

Assuming you aren't asking them to submit gag offers (How about $1 and a Bed Bath and Beyond Gift Coupon for this $400,000 listing) the agent should advise and guide you, but at the end of the day submit any offer you chose.PS: If you're getting 10 listings a day from an agent and only 5% meet your criteria then yes, that is an automatic search.
